LIFTING HULL’S HEALTH ESTATE

There are 13 health facilities in the Hull NHS Local Improvement Finance Trust (LIFT) estate, ranging from relatively small buildings such as Kingswood Health Centre and Alexandra Health Care Centre to larger facilities like the Jean Bishop Integrated Care Centre and Bransholme Health and Urgent Treatment Centre.

Our team, working on behalf of Citycare, has provided centre management services for the LIFT facilities since 2015. We act as the main point of contact for all tenants, helping foster a sense of community and partnership between tenants in the building, as well as dealing with day-to-day estates queries from building occupiers.

The challenge

The centres have all been developed and built, and are owned and managed, by Citycare, with the head tenant Community Health Partnerships – an NHS company who work in partnership with local health and care systems. CHP then leases parts of the building to healthcare providers, such as GPs and pharmacies.

When we started managing the estate, there were several challenges we needed to overcome, including the perception of under-utilisation of space, tenant confusion over who to contact for estate queries, and tenants feeling frustrated due to a lack of engagement with their landlord.

The solution

We manage all soft facilities management services, such as security, grounds maintenance, cleaning and pest control. We also deal with everything estates-related, from major building issues, to creating room bookings for building users. Emma Todd, Operations Manager of Sewell Advisory, said:

They’re confident that we’ll act on any concerns straight away, solving minor snags before they escalate into something which can impact on the day-to-day running of the building. Our priority is making sure our tenants are happy, and that they can concentrate on their day job – caring for patients.”

The result

We promote positive working partnerships between tenants, deal with everyday questions and concerns from building occupiers and provide front of house and building manager service to ensure that bigger facilities have an on-site presence. We proactively ensure tenants’ needs are met using qualitative and quantitative methods, proactively solving issuesbefore they become problems.

We also own the room booking system, Shared Space, so we can manage who is using them. This forward-looking method of centre management means building users enjoy being in their working environment, having confidence that any issues they raise will be dealt with quickly and effectively.
